I don't like to tune a string up that far, so I tune everything a half step down and capo 3 instead.

After listening to the song and trying to figure out a way to play the intro on different parts of the
fretboard, I'm pretty confident they've tuned one string up to make it simple. You're eseentially sliding
a diad around and keeping a consistent beat on the 5th string.
All fret numbers are relative to the capo.

It sounds like the acoustic guitar is strumming very similar chords and letting the piano play the changes.
I think only the 5th string is changing notes on each chord. But for a single-guitar arrangement, I prefer
something like this {essentially Cadd9 -> Em7 -> Dadd11):
